Terms & Conditions
Version 1, in effect from July 28, 2026
This is a starting template and not legal advice. Please have an attorney review it before relying on it.
Booking and payment
A reservation is confirmed only when we accept it and the payment shown at booking has been received. Prices, fees, and the payment schedule are those displayed on your booking page at the time you book. If a balance is due before arrival, the amount and due date appear on your booking page and in the emails we send you.
Cancellations and changes
Cancellation terms are those shown to you at the time of booking. To cancel or change a reservation, contact us as early as you can. If a balance goes unpaid past its due date, we may cancel the reservation and release the dates.
Who may stay
The number of guests may not exceed the maximum shown on the listing. The person who books must be at least 25 years old and must be one of the guests staying. The property is rented for personal vacation use only. Events, parties, and commercial use are not permitted without our written approval.
Check-in and check-out
Check-in and check-out times are those shown on your booking page. Late check-out without approval may result in an additional charge. Access codes and entry instructions are for your stay only and must not be shared.
House rules
No smoking or vaping anywhere on the property, including balconies and patios. Pets are not permitted unless the listing says otherwise and we have agreed in writing. Please observe quiet hours and treat neighbors considerately. Where the property sits within a homeowners association or building, its rules apply to you during your stay and we will tell you what they are.
Care of the property
Please leave the property in reasonable condition. You are responsible for damage or loss caused by you or your guests beyond normal wear, and for any fines charged to us as a result of your stay. Let us know promptly if something breaks or needs attention so we can fix it.
Liability
You and your guests use the property and any amenities at your own risk. To the extent permitted by law, we are not liable for personal injury, illness, or loss of or damage to personal belongings. We are not responsible for interruptions outside our control, such as utility outages, weather, or acts of nature, though we will always try to help.
Privacy
We collect only what we need to take and service your booking, and we do not sell your information. We may contact you about your stay. Marketing email is optional and every message includes a way to unsubscribe.
